Project Approach
Edge Commercial LLC approaches every project as though we are building the project for ourselves. From pre-construction and design through construction and occupancy we will be actively involved in all aspects of your project. Our past working relationship with different architectural and engineering firms will help facilitate seamless coordination and management of the project. Our “Owner’s perspective” supports our “open and honest book” approach to financial management of the project.
Pre-construction services shall include participation in design meetings to provide cost information, scheduling impacts, and methods of construction input. We will provide detailed, computer generated estimates including subcontractor back-up. We will recommend scheduled intervals to review the budget during the design phase to minimize any re-design work. We will provide Value Analysis, Mechanical and Electrical Design Build proposal and selection process, Site Usage Planning, Subcontractor Pre-qualification, Competitive Bidding and procure all permits and approvals.
Once estimating and bidding is complete we will provide construction services to facilitate an efficiently managed project that will meet or exceed the project budget and schedule. We periodically update construction schedules and budgets, facilitate owner and subcontractor progress meetings, coordinate shop drawing approvals, coordinate work of all subcontractors, enforce safety requirements, expedite deliveries, and provide quality control of the work. Upon completion of the project we will conduct a pre-punch list walk of the building and grounds to ensure the quality meets Edge Commercial’s standards.
